What you need to know

about country living

and whether or not

it's right for you!

For some, life in the country can be a very satisfying experience while for others, it can be their worst nightmare. A move to the country involves a lot more planning than buying a home in the city. To assist you in determining whether or not the country life is for you, we have prepared this questionnaire which is designed to bring some of the important considerations to your attention. Please feel free to contact D'Arcy directly if you have any questions. He can be reached at Darcy@DarcyDonaldRealty.com

1. Location:

How far from the City are you prepared to travel?

Do you have children who are actively involved in sports etc.?

Will you work require you to be "on call"?

Would "road bans" be a problem for you?

2. Property Type:

Do you like the idea of having neighbours close by as in a Subdivision?

Do you prefer to have more space like an acreage that is not part of a multi-parcel subdivision?

Do you want a treed or open acreage?

How will you cut the grass?

Plow the drive?

How much time do you have now for yard maintenance?

3. Zoning:

Do you plan on having horses or other livestock?

Do you care about the type of property and development that surrounds you?

Are you thinking of running a "home business"?

Do you want to build a shop or other out buildings?

4. Services:

Are you familiar with wells [surface and deep]?

Are you familiar with cisterns, dugouts, and water treatment equipment?

Does the property have a "private" phone line?

Do you have to pay for one?

Are you aware of the various septic systems available? And their maintenance?

Do you need a bacterial and a chemical analysis of the well water?

Will there be adequate electrical service to the property?

Is natural gas available? What is the current heat source?

5. Environmental:

Do you or a member of your family have allergies?

Do you or a member of your family have a sensitivity to chemicals?

What was the land used for prior to subdivision?

What surrounds the property?

Any ground water, soil, or building contamination?

Any flooding problems or low spots?

If you have done your research and can answer the above questions to your satisfaction, you've made a great start and are well on your way to country living! Now that you know the right questions for the property, it is time to start thinking about the house - floorplan, functionality, condition, etc.
