Here is our plan of action to help make
your move as painless as possible!
1. Review your housing needs with you,
so I get a sense of what you are looking
for in the market place (ie. # of
bedrooms, # of bathrooms, preferred
style, age, price range, etc.).
2. Start the process of getting you up
to speed with pricing in our market
place. I will do a property search based
on the home criteria you have provided
and send these listings out to you by
e-mail, fax or courier.
3. Set you up on the "Home Hunter"
system. You will be notified by e-mail
immediately when a property is listed on
our MLS system that matches your
property criteria.
4. Review in detail the various location
options available to you. Because of my
years of experience in the Grande
Prairie market, I can advise you as to
the good locations along with the ones
you may want to stay away from.
5. Review in depth the current market
conditions. Not all segments (price
ranges) of the market experience the
same demand stresses. You need to know
our market dynamics.
6. Co-ordinate with your relocation
company. If this is a corporate
relocation, we need to make sure we
follow the corporate relocation
company's protocols and policies to
protect your benefits.
7. Assist in organizing your house
hunting trip to Grande Prairie,
including hotel reservations and airport
pickup (if required).
8. Provide information and review issues
on an on-going basis. There are always
questions that arise, from school and
community to the value of pre-approved
financing and negotiating strategies.
Once you have arrived in Grande
Prairie
1. Meet with you to review all pertinent
information. It's important to make sure
everything we have discussed is still
relevant prior to looking at homes.
2. Explore the entire listing inventory
in Grande Prairie! I'm going to make
sure you see everything that meets your
property criteria including MLS
listings, exclusive listings of other
companies, and possibly homes that
aren't even on the market yet!
3. Arrange for the viewing of all
properties that meet your criteria. I
believe that you have to be in control
of the process. My job is to provide you
with the menu of what's available and
make recommendations; you decide which
homes to view or not view.
4. Assist in the preparation of the
offer to purchase. Once you have found
the right home, we will complete an
offer to purchase on that property
containing the terms and conditions
necessary to protect your interests.
5. Follow-up with your lender, lawyer,
and other third parties on your behalf.
A large part of my job is behind the
scenes making sure that your lender,
lawyer and relocation company have the
documentation they require.
6. Assist in the removal of conditions
and confirmation of the purchase. Once
the conditions we have placed on your
offer have been satisfied, we will
remove them from the offer and confirm
the purchase. I will provide forms to do
this and will convey the removal to the
seller.
7. Follow-up through to possession. My
job doesn't end when the conditions are
removed. I will be with you all the way
through until you take possession of
your new home. Following up with your
lawyer and the sellers realtor and
lawyer to make sure everything goes as
planned.
